Deposit Collect & Protect

For all assured shorthold tenancies that started after April 6th 2007, it is a legal requirement that tenants’ deposits are protected by a government-backed tenancy deposit scheme within 30 days of the deposit being received. brightLET is registered with the Deposit Protection Scheme (DPS), which ensures that landlords can be fully compliant with government rules and regulations.

Rent Collection (per month)

This service sets up a recurring rent payment with your tenant, enabling us to collect rent on your behalf, on its due date. At a glance, from your ‘My Rent’ section on our site, you will have insights of completed, partial and unpaid payments. If there is a missed or delayed rent payment, we will notify you immediately and personally follow this up with your tenant on your behalf. All payments will also appear in your annual financial statement, where you can view your income and outgoings at any time.

Energy Performance Certificate

Energy Performance Certificate

It is a legal requirement to have a current and valid Energy Performance Certificate before you let out a property in the UK. The EPC will assess the energy efficiency of your property and provide recommendations on where you can make improvements. The certificate is valid for 10 years from the date of the assessment (which works out to less than £6.50 per year), and includes an energy rating for your property.

We upload a full copy of the EPC report onto your ‘Documents Center’ on our site, where you will have the option of sharing it with your tenants at any time.

Gas Safety Certificate (CP12)

Gas Safety Certificate (CP12)

It is a legal requirement for properties with a gas supply to have a valid gas safety certificate. Our Gas Safe registered engineer will perform a safety check at your property to ensure your gas appliances comply with current gas safety regulations. The certificate is valid for 1 year and includes a review of installations, pipework and air vents; a check of up to 3 appliances; performance tests; and guidelines on restoring faulty equipment - all of which provides you with the reassurance that your property is safe for tenants.

We upload a full copy of the Gas Safety Certificate report onto your ‘Documents Center’ on our site, where you will have the option of sharing it with your tenants at any time.

Portable Appliance Testing (PAT)

Portable Appliance Testing (PAT)

It is recommended by the Electrical Safety Council that landlords periodically examine and inspect electrical appliances in their residential properties. Whilst some appliances' safety defects may be identified through visual examination, many can only be found by means of Portable Appliance Testing (PAT). As part of our PAT service, our registered engineers will inspect up to 40 electrical appliances in your property, giving you peace of mind that these are safe for use by your tenants.

We upload a full copy of the PAT report onto your ‘Documents Center’ on our site, where you will have the option of sharing it with your tenants at any time.

Our fully qualified inventory clerk will visit your property during the tenancy period and compile an independent assessment report of its condition. The clerk will identify any signs of breach of contract and document any issues that require immediate attention, such as maintenance or cleanliness concerns. We recommend that landlords use this service every 3-6 months, as it provides peace of mind and assurance that their property is being cared for and that their investment is secure.

Conceirge - Standalone

This spans a number of services that brightLET can offer to landlords who may live abroad or cannot regularly attend to their property. Services can include: signing for small-item deliveries at the property, including sending the landlord photographic evidence of items received, clearing post, putting rubbish out/moving bins, ensuring that heating systems are switched off whilst the tenant(s) are away in order to avoid incurring charges, topping up utility meters, key-cutting and feeding pets.

Where a landlord cannot be at the property to receive a particular delivery, for example, this service can ensure that items are received on the landlord’s behalf. The service may be particularly useful for property renovations as it offers assistance with collecting and moving large items such as fridges, freezers, televisions, washing machines and tumble dryers.

Where a landlord is unable to deposit keys at a local collection point, this service allows you to send us your keys via one of UPS’ access points across the UK. The pre-paid delivery label can be downloaded from your property’s ‘Documents Center’ of the website.
